Project Summary

Venue, at Mission Bay Block 3W, is a 228,715 gross-sq.-ft. building with 147 units of market-rate apartments. The project has a unit mix of 14 studios, 92 one-bedrooms, 39 two-bedrooms and 2 two-bedroom/lofts, as well as a community center, courtyard, fitness center, two outdoor dining areas, a waterfall feature, a dog wash and a car wash, and 6,332 sq. ft. of retail. The seven-story building includes five stories of Type III metal stud over a two-story Type I concrete podium, of which the first level is subterranean. Parking spaces are 1:1.

This project has high-level interior and exterior finishes, including four separate rain screen materials: copper, zinc metal panels, terra cotta tile and “Swiss Pearl,” a high-end fiber cement board panel.

The building is supported by 226 steel H-piles that extend an average of 245 feet into bedrock. Additionally, in response to conditions particular to Mission Bay, the foundation includes a methane barrier.

The project achieved LEED® Silver certification. Sustainable building elements include a cool roof with PV panels, high-efficiency windows and heating, solar pre-heated hot water, low-VOC materials, low-flow fixtures, reclaimed water for toilet flushing, fully commissioned systems, adherence to Nibbi’s Indoor Air Quality Management Plan, and at least 75% construction waste diversion.
