Project Summary

Channel, located at Mission Bay Block 2, provides San Francisco with 315 market-rate apartments The project has a unit mix of 186 one-bedrooms, 7 one-bedroom lofts, 87 two-bedrooms, and 35 three-bedrooms. The eight-story concrete building has a brick exterior and commercial finishes with curtain wall and metal framing siding. The 455,000-sq.-ft. property includes a two-story parking structure with 1:1 parking spaces, and 8,000 sq. ft. of commercial retail space along 4th Street. Amenities include a pool, spa, bocce ball court, a fitness center, business center, bike storage, and an outdoor amphitheater with fire pits and three communal kitchens.

The building’s skin systems include stucco, standing seam and flush metal panel, preformed metal wall panel, thin brick veneer, and a perforated-metal rain screen with a high-performance finish.

The building is supported by 384 steel H-piles that extend 245 feet into bedrock. Additionally, in response to conditions particular to Mission Bay, the foundation will include a methane barrier.

The project achieved LEED® Gold. Some sustainable building elements include low-flow fixtures, formaldehyde-free cabinets and countertops, low-VOC materials, high-efficiency heating systems, fully commissioned building systems, water-efficient landscaping per LEED®guidelines, at least 75% diversion of construction waste, and adherence to Nibbi’s Indoor Air Quality Management Plan.
