Project Summary

Formerly the 1964 OHA development called Coliseum Gardens, Lion Creek Crossings is a HOPE VI-funded joint venture that redeveloped a 22-acre site in East Oakland. Lion Creek Crossings provides a total of 440, high-quality, affordable 1- to 5-bedroom family apartments and 28 homeownership units.

Nibbi Brothers was selected by The Related Companies of California, EBALDC, and the Oakland Housing Authority to build Phase IV of the Lion Creek Crossings Housing Development. Phase IV of the project consists of 72 units of affordable housing, including four buildings of 1-, 2- and 3-bedroom units with an 18,000 sq. ft. parking garage with car stackers. The housing is three to four levels of wood-frame, (Type V) over a one-level concrete podium. Amenities include a social services office, community rooms, laundry rooms, courtyards, and a BBQ area.

The project is Green Communities certified. Some sustainable building elements consist of:

  • Bike rack
  • High-efficiency irrigation system
  • 40% FSC wood
  • Energy Star bathroom fans
  • Hydronic space heating
  • Flow restrictors on all faucets
  • Low emitting adhesives, carpet, coatings, composite wood, paints & sealants
  • Adhering to an Indoor Air Quality Management Plan
