At 4200 Geary, an affordable senior housing development in San Francisco, Nibbi’s team faced a significant challenge when PG&E required that no water or sewer pipes be located above the electrical room. This potential setback could have led to the loss of one or two residential units. To address this, our team devised an innovative solution: constructing a concrete soffit on the underside of the Level 2 Slab to safely enclose the pipes without direct contact. This creative approach allowed TNDC to retain the crucial units above the electrical room, all while keeping the project on schedule and within budget.
