PRE-CONSTRUCTION PHASE

Nibbi understands how important the pre-construction phase is to the overall success of a project. We also know that the design process can be greatly enhanced with the right input from the construction project team members.

With this in mind Nibbi’s services start early in the process with upfront conceptual cost and scheduling information. We also give input during design development regarding the latest in construction techniques, materials, systems and market conditions to help ensure that the design can be constructed in the most efficient and economic way possible. Our value engineering is accomplished through a team approach with the owner, architect and other members of the project team, so that the aesthetic integrity and program needs can be maintained while achieving the budget requirements.

Our experience has shown that there is no substitute for regular pre-construction meetings with the members of the project team. This is one of the best tools for keeping all members of the team informed, moving in the right direction, avoiding unnecessary paper work and maintaining the pre-construction/design schedule.

Another key component of our pre-construction services is the selection of subcontractors. This is where our strong subcontractor relationships in the Bay Area come into play. We draw on these relationships to not only pick those subcontractors that are best qualified, but also those that will make a commitment to the project and help in keeping our costs competitive.

Our pre-construction services do not stop there; we also assist our clients through the design and permitting phase with our knowledge and relationships with governmental agencies. These are relationships that can only be developed by working in and being involved in the Bay Area for over 50 years.

 

CONSTRUCTION PHASE

As we progress toward the construction phase we continue to work as a team member to mitigate delays and extras. We take pride in staying on schedule and helping the project team to control costs, while assuring the quality of the product.

Nibbi starts the construction phase by bringing in the field management team early before work begins on the site. This allows for the input of the actual builders of your project while it is still on paper. The field staff works out how the project will actually be constructed by doing logistic plans, phasing schedules of critical activities, preparatory meetings with key subcontractors, traffic coordination plans, sensitivity studies of the surrounding neighborhoods, and pre-purchase of long lead materials and equipment. This is how Nibbi’s field operations start the job running from the moment notice-to-proceed is issued.

Once work in the field starts Nibbi’s Project Manager and Superintendent along with their field staff will all work from the site. The staff in the field will use the latest in project management tools including Prolog Manager, SureTrak, Toolwatch, and Nibbi’s very own wide area network (WAN). Nibbi’s WAN allows remote sites to remain constantly linked to the free flow of real time project information and allows continuous contact to Nibbi’s main headquarters. We can also incorporate the use of web cameras so that the progress of the project can be viewed from anywhere in the world.

 

CLOSEOUT PHASE

The final, and some times forgotten phase is the closeout/warranty period of a project. We see this as a critical phase of the project, and have developed a regimented closeout process to help assure that the project can be occupied in the most expedient manner.

We see this phase as so critical to the success of a project that we have our own Customer Service/Warranty Department. This department not only helps with expediting the punch list, but also addresses training and warranty issues. Our experience has shown that addressing warranty issues early with dedicated staff goes a long way towards satisfying the end user.
