Nibbi was the successful low bidder on this 9-story, mixed-use low-income housing development. The project is being run by the Public Initiatives Development Corporation (PIDC), a non-profit development subsidiary of the San Francisco Redevelopment Agency (SFRA). Formed in 2002, this is their first project and Nibbi is proud to be part of their team.

The project, a 9-story concrete building with basement in San Francisco’s mid-Market area, will have 106 efficiency studios with private baths, as well as community and social services, laundry facilities and a rooftop garden. The ground floor and one level below-ground will house returning tenants Bindlestiff Studio, a Filipino Community Theater. Abatement and demolition of the existing building is underway, with construction beginning in June. The PIDC and design team Leddy Maytum Stacey Architects and Paulett Taggart Architects have incorporated many ‘green’ and sustainable design approaches on this project and are pursuing LEEDTM Silver Certification.

Two of the more visible sustainable elements of Plaza Apartments are the Parklex 1000 exterior wood panels and the 29kw Photovoltaic system installed on the roof.

The Parklex system is a stratified high-density timber panel, consisting of kraft paper or wood fibers treated with phenolic thermoset resins and compressed at high pressure and temperatures. The surface is 100% natural wood that has been developed to withstand exposure to the elements. The decorative panel also acts as a rainscreen.

The photovoltaic (PV) is a solar energy generation system. Installed on the roof, the 26kw PV system has about 50 panels and covers approximately 75-80% of the roof.
