PROJECT MANAGERS

 

Position Responsibilities and Duties:
Project Managers are responsible for the planning and management of projects, including scheduling, change orders, cost control, documentation control and jobsite production. Project Managers are members of the estimating/bidding teams and work directly with the Superintendent and Owners on assigned projects.

 

Qualifications:

  • 10+ years in multi-family and/or apartments; wood frame on podium experience
  • Proven expertise at managing all aspects of a construction project
  • Ability to lead and direct one or more project team
  • Self-directed and self-motivated
  • Responsible to maintain and develop both new and existing customer relationships
  • Bachelor’s degree in Construction Management, Engineering or equivalent industry experience
  • Proficient with project management software, i.e. Prolog and other basic computer software applications
 

SUPERINTENDENTS

Position Responsibilities and Duties:

Superintendents are responsible for all aspects of the project from pre-construction and ground breaking to completion. This is achieved through maintaining a safe workplace, demonstrating “Hands-on" knowledge of building systems, managing the schedule and subcontractors, experience with managing self-performed work to a budget. Superintendents are leaders on the project team and prepare, maintain and manage job schedule, show a strong sense of urgency - bring in projects on time and on budget. Assure work quality; set standards for quality by reviewing all drawings, specifications and subcontractor submittals control and manage and schedule all inspections.

Qualifications:
10+ years in multi-family and/or apartments; wood frame on podium experience
Basic computer and scheduling skills
Excellent people skills -- effective communicator
Knowledge of OSHA laws
Field construction experience at supervisory level

 

Estimators
 

Position Responsibilities and Duties:

Estimators perform estimating functions applicable to selected “bid” projects and/or business development requirements. Responsible for attending all pre-bid job walks for projects on bid schedule and to review process and integrate all cost information into estimating (job cost) database. Additionally, job site visits of ongoing projects to verify “in field” approach vs. “estimated” approach. Reviewing and adjusting the subcontractor database to keep current with company needs and direction. Other routine duties are consulting and interacting with selected subcontractors to develop competitive pricing and define applicable scopes of work; reviewing project plan and specifications. Prepare quantity takeoffs and material pricing. Estimators proactively compare competitive bids, review quotes and estimates with the Project Manager and/or Superintendents. They prepare subcontractor bid list and submit drawings to subcontractors including, meeting and maintain bidding and work schedules. Prior to hand of of a project to the project team the Estimators perform post-bid buyouts and prepare preliminary project schedules.


Qualifications:

  • Bachelor’s degree in Construction Management, Civil Engineering, or Architecture
  • Working knowledge of construction costs and principles
  • Working knowledge of California building codes
